Stick-built on your lot by our team, board by board. This is how most Havencraft laneways are built — adaptable to any lot, any access condition, and any level of finish.

Panelized

Situational

Pre-fabricated wall, floor, and roof panels delivered and assembled on-site. Best suited for rural properties or sites where factory efficiency on the structure offsets the logistics.

A laneway home is a permanent build on a permitted lot. Timing varies by city. On-site construction is the standard path, with panelized available for select sites. Every step belongs to one Havencraft lead.

A 30-minute call, then a walk of your lot. We map zoning, laneway access, servicing, and the family plan behind the project.

We do offer modular as a build method, and it's worth asking about for your specific project. That said, modular delivery requires crane access and a foundation footprint that clears municipal setback requirements — conditions that many urban laneway lots in the Lower Mainland don't meet. For most city lots, on-site construction is the right fit. For rural properties or sites with the access and clearance to support it, modular may be on the table.
